To answer your question, Oprah was coming out of the building that I live in.
I love that movie--not only the "major award" Caroline refers too, but the bullies, the flag pole, Santa Claus, and my favorite part, the chinese restaurant.
Nobody else who reads this is old enough to remember him in "Kolchak: The Night Stalker", I'm sure.

Caroline: Fra-gil-e...it must be Italian! What was Oprah doing in your building? Are there offices in there or something?
J: I love the Chinese restaurant too. I always sing "Fa ra ra ra ra ra ra ra ra" at Christmastime. I heard in a commentary that the actors are genuinely laughing because they didn't know that was going to happen.
